Legend Rock Gene Simmons, Bassist for KISS fire breathing, is sharing ways with its wonderful Beverly Hills residence, ranking the modern masterpiece for $ 13.99 million. But the 75-year-old musician is not delivering the keys just to anyone.
“You have such wonderful cases there, you don’t want some schmuck in the place you call home,” Simmons told Wall Street Journal, who first reported on the list. “Without drugs, no alcoholic. I don’t want anyone to come there that will destroy the place.”
Caught on a hill with comprehensive Coldwater Canyon, Century City and Pacific Ocean, 7,741 square meters, the four -bedroom house is a showcase of Swiss architectural accuracy.
Designed by Roger P. Kurath of Design21, the settlement mixes glass, steel, oak and concrete in a graceful, energy -impaired structure, inspired by the principles of LEED.
Its outer panels of fiber cement promise over 50 years of sustainability without maintenance, while triple panel windows insect fire resistance and waterproofing, list notes.
This is Southern California, there are also some real benefits in nature.
“The 40 -meter -old glass pool is a true showstopper, surrounded by lush, drought tolerant landscape, and bold geometric sculptures add a delightful, artistic vibe to the outside,” Lisa Young, the agent of the lists of allonges. And Thomas Davila, Tod Post in a state.
Simmons and his wife, Shannon Tweed Simmons, won the property in 2021 for $ 10.5 million after briefly moved to Las Vegas.
The Coupleifti, who owes numerous property including two Malibu houses, a settlement in Canada – plus houses for their children, Nick and Sophie – found the heat of Vegas unbearable and made Beverly Hills home.
Now they are fixing their portfolio and plan to spend more time on a recently purchased property in Malibu.
“I am the most blessed human being on the planet,” Simmons told The Journal. “These difficult periods, you don’t want to say I have a lot of houses, but we have a lot of properties.”
The design of the house emphasizes the interior living, with windows from the floor to the ceiling that slip open on a deck of 1,800 square meters. It pool of infinity with solar energy, with 40 feet, anchors many half hectares.
Inside, 12 -legged ceilings and an open floor plan create a spatial feeling, while facilities include radiant light floors and high -level smart home systems.
“It’s like a 22nd century home,” Simmons said, citing the complexity of voice-activated equipment.
“I had to go out and buy a simple microwave so that I could press a button and heat things because the coffee maker, the cappuccino manufacturer, the time machine, all those items were built on the road – activating the sound I could add – it was so.
Simmons, known for his personal theatrical scene like “The Demon”, has injected the house with personal touch.
A high gallery shows his works of art, and a voiceproof theater awaits performance for his production company, Simmons/Hamilton Productions, who released the 2022 film “Deep Water”.
Outdoor, Simmons enjoy barbecue and playing “cards against humanity” with his children and their partners.
“Of course, we laugh our heads,” he told the exit.
The location of the house was a draw for its proximity to film studios, business partners and family.
“The family is forever,” Simmons said. “You want somewhere that can be your business center, close to everything you need in, but also a place where your children want to come and hang with you.”
Simmons’s favorite moments at home revolve around her views.
“My favorite part of the house is waking up in the morning in the upper bedroom, drinking coffee in the bed and on a clear day being able to see all the way to the ocean,” he told the post in a state. “And my other favorite time is sunset in the upper bedroom or lower floor of barbecing something out. The images are really spectacular.”
The Los Angeles luxury real estate market has recently cooled, with the question of the passage of economic insecurity.
In the fourth quarter of 2024, luxury houses with a single family were sold for an average of $ 15.92 million, a 6% increase by a year earlier, but sales then slowed down, especially in the Valley, according to Young.
“We are not seeing many changes in interest rates while new lists are building, which can give buyers more opportunities to explore the market,” she said. “This extraordinary list is a great opportunity for a luxury property owner displayed by fires that do not want to return or a distinctive buyer that requires a quality architectural investment.”
For Simmons, the sale marks a new chapter as he and his wife prioritize time on their other properties.
“Wherever Wifey wants, of course,” he told the newspaper. “Of course, happy woman, happy life.”
